Six things we do, and what they cost before we start
We are a small team by choice: Ewan on site every day, two joiners, and the same electrician, plumber and plasterer we have used for years. One point of contact, and no sub-contractor roulette.
The invoice
Every figure on this side goes on the written quote, broken down by stage, with materials named by manufacturer. It is the same figure that comes back on the invoice, unless you change the scope in writing.

Fitted kitchens
Full supply and fit, or fitting a kitchen you have bought yourself. Units scribed to the wall, worktops joined on site, appliances tested and the old kitchen taken away.

Extensions
Single-storey rear and side extensions from foundations to final coat. We manage the trades, the inspections and the mess, and keep the rest of your house liveable while we work.

Bespoke joinery
Made in our Dollar workshop: alcove units, window seats, boot rooms, panelling, hardwood staircases and anything a flat-pack will never fit. Drawn, priced and fitted by the same hands.

Doors and ironmongery
Internal doors hung and eased properly, so they still shut in August. Hardwood and composite front doors supplied and fitted, with multi-point locks and draught sealing.

Engineered and solid timber floors, herringbone and chevron patterns, plus levelling, sub-floor repairs, skirtings and beading. Acclimatised on site before a board is laid.

Every job starts as a drawing before it becomes a skip in the driveway. Six recent projects, shown as the setting-out drawings we actually worked from.
The invoices
22 years on the tools, 480+ jobs completed, and 94% of the work now comes from repeat clients and word of mouth. 10 years on the workmanship, in writing.

Wall taken back to stone, units scribed to a floor that dropped 40mm across the room, and a 3.6m oak worktop joined in situ.

No surprises, start to snagging
Most complaints about builders come down to the same three things: vague prices, silent phones and an unfinished last job. Here is exactly how a job with us runs.
The timing
You get a named contact, Ewan, for the whole job. Calls and emails are answered within one working day, dust screens go up, floors get protected and the site is swept every evening.

Step 01
Site visit and measure
A proper hour on site, usually within a week of you getting in touch. We measure, take levels, look under the floor and tell you honestly what the job needs.

Nothing is charged for and nothing is committed to. If it is not a job for us we will say so on the day.

Step 02
Drawings and fixed quote
A written quote broken down by stage, with materials specified by name, plus setting-out drawings for kitchens and joinery so you can see the job before it is built.
Within 5 working days
Fixed price, written down. We do not work on day rates for planned jobs, so comparing us with someone else is comparing like for like.

Step 03
Warrants and programme
Where a building warrant is needed we prepare and submit the application, then give you a dated programme showing what happens in which week.
Typically 8–12 weeks for approval
That wait is the council's, not ours. It is the main reason extensions and lofts book three to four months out.

Step 04
On the tools
We start when we said we would and work 7.30am to 5pm. You get a short update at the end of each week, and a call before anything changes.
One job at a time
There is no second site pulling the joiners away on a Tuesday, because we do not take one on.

Step 05
Snagging, sign-off and guarantee
We walk the job with you and write the snag list ourselves. Everything on it is cleared before the final invoice is issued, not after. Ten years on the workmanship, in writing, with the manufacturer paperwork for everything we installed.
10-year written guarantee
Doors ease and timber moves. Ring us and we come back, and we do not charge for it.
We finish the job before we start the next one.

Before you send it
How far ahead are you booking?
Kitchens and joinery are currently going in six to eight weeks ahead. Extensions and loft conversions need three to four months, mostly because of warrant approval rather than our diary. Small repair work we can often slot in within a fortnight.
Do I need a building warrant?
Almost all extensions, loft conversions and structural alterations do, and so does anything that changes a load-bearing wall. Straight kitchen replacements and joinery usually do not.
We will tell you at the site visit, and if a warrant is needed we prepare the drawings and submit the application to your local authority on your behalf.
How do you price a job?
Fixed price, written down, broken into stages. We do not work on day rates for planned jobs. The quote lists the materials by manufacturer and specification, so if you compare us against someone else you are comparing like for like. Quotes are free within thirty miles of Dollar.
Do you want a deposit up front?
We never ask for money for labour before we start. On larger jobs there is a materials payment once the order is placed, for kitchen units, steels or windows, and then staged payments as each stage completes. Final payment is due after the snag list is signed off, not before.
Can I stay in the house while you work?
In nearly every case, yes. Kitchens usually mean about a week on a temporary sink and a microwave in the dining room, and we will help you set that up. Extensions are worked from the outside for as long as possible, and the wall only comes through near the end.
Are you insured, and what happens if something goes wrong later?
£5m public liability and £10m employers' liability. Ask and we email the certificates with the quote, along with our waste carrier registration and the guarantee wording.
Our workmanship guarantee runs for ten years and it is a real document, not a line on a website. Timber moves and doors need easing after a winter. That is normal, and we do not charge to come back and sort it.
